The site is formally allocated in the adopted City of York Local Plan, identifying it as a strategic location for a new standalone settlement providing up to 3,300 new homes to meet local demand. These homes would be supported by the infrastructure, services and green spaces needed for a sustainable and thriving community.
The Langwith Development Partnership is bringing forward plans for a high-quality garden village that will include new homes, schools, shops, community facilities, employment opportunities and extensive walking and cycling connections.
A garden village is a planned new settlement that takes into account all of the factors that make a community a vibrant place to live, work and relax. Alongside high-quality affordable homes, a garden village includes important amenities such as locally accessible employment, green spaces and key local services.
The Langwith Village vision is for a walkable, leafy and well‑designed place that makes the most of both brownfield and greenfield land. This includes the sensitive regeneration of parts of the former airfield to reflect the area’s heritage.

The Langwith Development Partnership brings together Caddick Developments – the Yorkshire-based promoter bringing forward the plans for the garden village – and the landowners of the site.
They are working closely with City of York Council and the government’s housing and regeneration agency, Homes England, to involve local people and organisations in shaping the plans for Langwith Village.
So that any future development provides clear and meaningful benefits to current and future community members, the engagement process will begin by understanding what a successful Langwith Village would look like to local people.
Conversations are happening with local elected representatives, community organisations, residents and businesses to understand what matters most to the local area. Through this process, the Langwith Development Partnership will ensure that the plans developed take into account what is important to local people.
